Business Unit Information
The Office of Land Servicing & Housing (OLSH) is committed to developing and selling the City’s real estate assets and developing affordable housing solutions with the aim of building a more liveable, workable Calgary. The team strives to do this with innovation, collaboration and passion. OLSH supports municipal planning objectives through the development or redevelopment and sale of strategically located lands in a number of exciting lines of business including affordable housing, industrial areas, business parks, transit oriented development areas, surplus built school sites, mixed use areas and special projects.
Responsibilities
The Sales Negotiator is responsible for the marketing, negotiation and sale of City-owned commercial, industrial and residential properties, ensuring compliance with municipal and provincial legislation and policies. Primary duties include:
Prepare Method of Disposition seeking approval to sell surplus property.
Determine market value of the property by analyzing market data.
Negotiate the fundamental terms and conditions of sales with prospective purchasers.
Prepare Land Disposition Report for Management approval.
Instruct the Law Department in the preparation of the Agreements of Purchase and Sale.
Review Legal agreements prior to execution.
Oversee the execution of agreements, transfers and rectifications as required.
Receive monies and forward to Finance.
Close files and notify Land Inventory and Assessment that the property has been sold.
Respond to enquiries from the Public, Aldermanic Offices, Real Estate Professionals, Appraisers and Developers regarding city-owned land and it's availability for sale.
Meet with community groups regarding city-owned property, address their concerns, and supervise work being performed by outside consultants.
Qualifications
The successful applicant must possess a completed two year diploma in a real estate related field (e.g. Urban Land Development ) or a professional designation such as Senior Right of Way Associate (SRWA), Accredited Appraiser Canadian Institute (AACI) or Canadian Residential Appraiser (CRA) and a minimum of three years of experience within a real estate setting is required (e.g. sales, leasing, acquisitions or appraisal/assessment). Intermediate proficiency in Microsoft Office (Word, Outlook and Excel) is required. The applicant must have their own vehicle to perform site inspections. Applicants must have excellent customer service skills, ability to problem solve, independent judgment, and strong communication skills with attention to detail. This will be supplemented by strong basic math skills, and accurate record keeping.
